Union County tax foreclosure: three years late, then a two-year redemption
Union County says property tax still unpaid on May 16 becomes delinquent, and foreclosure can start after three years. After judgment, redemption runs two years. A 5 percent penalty applies once the court application is filed.

The county sends delinquent notices with the date proceedings are to begin. Paying the delinquent tax and interest for the years that caused the foreclosure stops the process at that stage. Letters go by regular mail and certified mail to owners. Lien holders may ask to be notified. From that point the page says payment must be by certified funds, cash or a cashier’s check.
The foreclosure list is published in a newspaper of general circulation in the county. An application for judgment is filed in circuit court. After that application, the page says payment must include the delinquent tax and interest plus a penalty of 5 percent of the total tax and interest owed. When the circuit court grants judgment, a two-year redemption period begins. During redemption, the page says payments may be accepted only from parties who had a recorded interest at the date of judgment, and all taxes, interest, and penalties on the judgment must be paid in full.
